I'm happy with the way Trivalley Homes handled the loan for my new home. We are first-time home buyers, the initial phase was stressful with builder lenders, and switching to Tri Valley helped us gain confidence to move forward with the purchase. Vinutha and Srinivas's team helped us understand all the details and made the process smooth and efficient. The Builder lender was pushing us for an FHA loan and rejected a conventional loan for us. Due to county limits, FHA compels me to bring more downpayment to close, and this is a deal breaker. Tri Valley team got us approved for a Conventional loan with the least downpayment and maximum loan amount thus bringing down the downpayment by 50% compared to an FHA loan from a builder lender. I have to let go 20K builder incentive, at face value it looks like a lot of money on paper. With help from Tri Valley team, we can understand that most of the Builder incentive is going towards FHA Fees & hidden closing costs. After the UW approval was complete, Tri Valley team explained to me to go back to the Builder lender allow them to match/get approval for my file for a Conventional loan, thus helping me gain the 20K builder incentive and Builder lenders replied that they can’t get it approved.
Being a first-time home buyer, and given my experience in this whole process I can recognize how important it is to work with an experienced and independent mortgage broker like the Tri-Valley team to help smoothen up the process.
